    Flat and low-slope roofs: why they need their own system

    A flat roof does not shed water. It holds it, moves it slowly toward a drain or a scupper, and if the slope is wrong or a seam opens, the water sits until it finds a way in. That is why a flat roof cannot be built like a house roof, and why flat sections on a home, the Florida room, the addition, the garage tie-in, fail years before the main roof does when they were done with the wrong material.     Flat roofs price by the square and the system: a silicone coating over a sound roof at the low end, a single-ply re-cover in the middle, a full tear-off with tapered insulation at the top.

    TPO: the white single-ply

    TPO is a heat-welded white membrane that reflects the sun, keeps the roof and the space below cooler, and suits most flat commercial roofs and larger flat sections on homes. Its seams are welded, not glued, so a good install is watertight at the seam for the life of the membrane. It is the flat system we install most.

    Modified bitumen: for traffic and equipment

    Modified bitumen is the asphalt-based sheet, torch-applied or self-adhered, that stands up to foot traffic, rooftop equipment and the small flat sections on a house. It is the traditional Florida flat roof and still the right call where the roof gets walked on or carries air handlers.

    Silicone coating: years without a tear-off

    When a flat roof is sound but aging, a silicone coating seals the surface, stops ponding-water damage and reflects heat, and buys years for a fraction of a replacement. It is not a fix for a failed roof. We tell you which you have after walking it, in photos.

    Drainage, slope and the details that fail first

    Flat roofs fail at the details: drains that clog, scuppers set too high, seams at a wall, pipe penetrations, and low spots where water ponds. A proper flat re-roof fixes the slope with tapered insulation, resets the drains and flashes every penetration. Those are separate lines on your written price.
