Standing-seam panels lock together at a raised seam and clip to the deck underneath, so no screw is exposed to the salt air. That is why it outlasts exposed-fastener metal on the coast, where the screws and their washers are the first thing to rust and leak. Corrugated and ribbed panels screw straight through the panel into the deck. They cost less and suit sheds, additions and some ranch homes. The trade is the fasteners: a few hundred rubber washers that dry out in the sun and need checking and replacing over the years. We price both systems so you can see the gap and decide.

We strip the old roof, replace any rotten wood, and lay a high-temperature underlayment rated for the heat that builds under metal in a Florida summer.
