The seam is where a flat roof leaks. TPO seams are hot-air welded so the two sheets become one, and a welded seam does not dry out and open the way an adhesive seam can after years of sun. Our crews probe every seam after welding, and the county inspects the work.
If the existing roof is dry and the deck is sound, a TPO re-cover goes over it with a separation board and saves the tear-off and disposal cost. If the insulation is wet or the deck is damaged, it all comes off and the roof is rebuilt with new insulation and tapered drainage. We test for wet insulation before recommending either, and show you the results.
Most flat-roof problems are slope problems. A TPO rebuild is the chance to fix them with tapered insulation that moves water to the drains instead of letting it pond. Drains, scuppers and overflow are reset as part of the job and shown as their own line on the price.
